Studio Space for Rent

A large, beautiful and bright studio space is available for rent in Blast Theory’s building in Portslade, Brighton.

Designed by award winning architects Block, the building has five studio spaces, an edit suite, a communal area, and a project space. The building is a Victorian warehouse overlooking the harbour and was originally an icehouse. The building is heated by a brand new air source heatpump.

The space is available on a 12-month lease, and also for short-term hire.

  • Weekly hire rate: £700
  • Ideal for rehearsals, shoots or other creative projects
  • Located in Portslade: easy train and bus connection to Brighton & Hove, frequent trains to London and Gatwick

STUDIO RENTAL

The space is let on a 12-month lease with three-month break clause. Studio rent includes the following:

  • Refurbished office space
  • Dedicated intercom and street level buzzer
  • Underfloor heating
  • Phone and data point (tenants will be expected to set up and pay for own phone line/broadband)
  • Kitchen facilities (including microwave, fridge, induction hob, Sage barista coffee machine)
  • Red Roaster coffee beans, tea and herbal teas (tenants are asked to supply their own milk)
  • Use of communal areas including a project/meeting space (by prior arrangement)
  • Disability access WC and shower room
  • Use of outdoor yard area
  • Use of upstairs terrace with harbour views
  • Use of secure bicycle storage
  • Service charge (maintenance, communal area cleaning and amenities)
  • Utilities

POTENTIAL TENANTS
20 Wellington Road is a friendly and inspiring hub for artists and creatives. Besides Blast Theory, our tenants currently include artists, fashion designers, and filmmakers. We will consider all potential tenants regardless of the nature of business, but will favour fellow creative individuals or small organisations working in similar fields (including arts, digital, games, design, etc.).

Please note 20 Wellington Road is not suitable for people with a messy practice (painting, sculpture etc.).

TRANSPORT, ACCESS AND PARKING
The building is easily accessible by bus (Routes 700, 1, 1A and 6 from central Brighton) and train with Portslade station a 10-minute walk away. There are frequent direct trains to Gatwick Airport (40mins) and London Victoria (70 mins). There is easy road access to the A27.

Please note:

  • Wheelchair access to the building is only available via the Travis Perkins yard during their opening hours.
  • Loading and deliveries can be made via the Travis Perkins yard during their opening hours.
  • The studio does not come with any dedicated parking spaces. Parking options are limited in the area and tenants are advised to cycle or travel by public transport.

ABOUT BLAST THEORY
Blast Theory make interactive art to explore where change happens. The group’s work places the public at the centre of unusual and sometimes unsettling experiences, to create new perspectives on power and society.

Led by Matt Adams and Nick Tandavanitj, the group draw on popular culture and new technologies to make performances, games, films, apps and installations.

Blast Theory have shown work at the Venice Biennale, Tribeca Film Festival, ICC in Tokyo, Hebbel in Berlin, the Barbican and Tate Britain. Commissioners include Channel 4, Sundance Film Festival and the Royal Opera House.

The artists work closely with researchers and scientists and have collaborated with the Mixed Reality Lab at the University of Nottingham since 1997, co-authoring over 45 research papers. The artists teach and lecture internationally including at the Sorbonne, Stanford University and the Royal College of Art. They curated the Screen series for Live Culture at Tate Modern.

Blast Theory have been nominated for four BAFTAs and won the Golden Nica at Prix Ars Electronica and the Nam June Paik Art Center Award.
